Who is eligible for a VA home loan?
Veterans, active-duty service members, National Guard and Reserve members with qualifying service, and certain surviving spouses of deceased veterans are eligible for VA home loans. Eligibility is confirmed through a Certificate of Eligibility (COE) issued by the U.S. Department of Veterans Affairs.
How long do you have to serve to qualify for a VA loan?
Active-duty members generally need 90 consecutive days during wartime or 181 consecutive days during peacetime. National Guard and Reserve members typically need 6 years of creditable service, or 90 days of active-duty under Title 10 orders.
Can you use a VA loan more than once?
Yes. There is no limit on how many times you can use your VA loan benefit. If you paid off a previous VA loan and sold the home, your full entitlement is restored. If you still have an active VA loan, you can use remaining (partial) entitlement for a second VA loan.
What is a Certificate of Eligibility (COE)?
A COE is a document from the VA that proves to your lender you meet the service requirements for a VA loan. Your lender can usually pull it electronically through the VA's Web LGY system, or you can request one through the eBenefits portal or by mailing VA Form 26-1880.
