Morning runs on the Bayshore sidewalk, views of Hillsborough Bay, and a 10-minute drive to MacDill's gate. Homes run $500K to $900K+ depending on waterfront proximity, size, and renovation status. This is the aspirational South Tampa address.
Palma Ceia. One of Tampa's most established neighborhoods with tree-lined streets, a country club, and a mix of renovated bungalows and larger estate homes. Walking distance to restaurants on South MacDill Avenue. Prices range from $550K for smaller bungalows to well over $1M for renovated family homes. The schools in this zone include top-rated Plant High.
Beach Park. Quieter residential neighborhood south of Gandy Boulevard and close to MacDill's back gate. More affordable than Bayshore or Palma Ceia, with homes in the $450K to $700K range. Solid pick for families who want South Tampa proximity without paying the premium for a Bayshore address.
Davis Islands. An island community connected to downtown Tampa by a short bridge. Unique homes, a small airport, waterfront parks, and a tight-knit community feel. Prices start around $500K for condos and reach $1M+ for single-family homes. Commute to MacDill runs 10 to 15 minutes.
At O-3 with dependents, MacDill BAH runs approximately $2,400/month in 2026. With a VA loan at $0 down and no PMI, that supports a purchase price in the $400K to $475K range when you factor in property taxes, insurance, and potential flood insurance.
That puts the lower end of South Tampa within reach — Beach Park, some Bayshore-adjacent streets, and condos in other areas. At O-4 and above, BAH climbs to $2,600+ and the math opens up further.
For senior NCOs at E-8 and E-9, BAH runs $2,300 to $2,500, which works for Beach Park and select South Tampa properties. The key is running the numbers with a VA-experienced lender before you fall in love with a house.
